The villa dates back to the 16th century when it was built to be used as the summer country retreat for the aristocratic Ristori family of Florence .  It is set in complete privacy and in enclosed grounds and has spacious grassy areas with meadows, olive groves and of course has its own private pool with pool house, barbecue and small fridge. It also has a gazebo close to the house for al fresco dining.
The villa is  ideally situated and is less than 2km from the medieval town of Lucignano which is visible from both the house and grounds.  It  is also just a 20 minute drive from the entrance to the A1 motorway making it the ideal location for exploring Tuscany, Umbria and even further afield.
Siena is 30minutes by car as is Cortona, home to Under the Tuscan Sun author Frances Mayes. Florence is an hour away and Rome is less than 3 hours away.

Internal details :
Ground floor : entrance into hallway leading to very large eat in kitchen which has a large open fireplace, gas stove, oven, microwave, dishwasher, fridge and freezer. From here you gain entrance to the dining room that leads into an after dinner area and large French doors leading to the garden.  There are two bedrooms on the ground floor and one is suitable for disabled people.  This bedroom has two single but joinable beds and en suite bathroom with shower. The other bedrooms has a queen size bed. Its bathroom facilities with shower are just off the dining area. There is a further bathroom on the ground floor with shower.  There is also a laundry room with washing machine, ironing board and iron.

First floor : living area with satellite tv, dvd player and cd player, eat in kitchen with stove top, oven and fridge, outside door leading down to garden, breakfast room.  On this floor adjacent to the living area is the master bedroom with en suite facilities with shower and French windows onto a large private suntrap terrace. Opposite is another queen bedroom.  On this floor there are a further two bedrooms, each with two single beds.
There is a large bathroom with bath and  separate shower. There is a further bathroom with shower  up 13 steps en route to the second floor.

Second floor : living area. One  master bedroom with a queen size bed and en suite bathroom with Jacuzzi tub and shower, 2 bedrooms each  with queen size bed and en suite facilites with shower.

The villa can be rented for either 12 pax (top floor closed off completely
                                                            14 (two bedrooms on second floor are closed off) or for 18 pax

Security deposit : €1.000 payable in cash upon arrival
Cleaning help on request Euro 15 per hour, minimum 3 hours.
Heating : upon request and metered. (expensive to heat !!!!)
Pool towels : €15 per towel per week.
Wood for burning . € 15 per load
